Where do your log packages come from?
Our log packages are from BEAVER LOG HOMES, a family -owned and operated mill in northern Michigan. The Beaver family has been milling log home packages with Red Pine and Northern White Cedar logs for over 25 years. Local, fresh-cut natural taper full round logs are rough turned and kiln dried, then milled to exact tolerances with double tongue & grooves and saddle notches for corners. The logs are then pre-cut to your personally approved floor plan and package, pre-drilled for thru-bolts and a temporary dip treatment for shipping. Special log features available are a German Peel (Hand Peeled Appearance)and Bevel Cuts at opening for windows and doors. Closed-cell foam tape and die cut gaskets between logs, held in compression with spring-loaded thru-bolts, insure a weather tight package.
What does your log package include?
Our packages include in-house designs and custom plans. Pre-cut, full round pine or cedar wall logs in 8", 10", 12" or 14" diameter, thru-bolts with springs and hardware, hand-peeled character log beams, log posts, log trusses, rafters and purlins, true ½ log siding with stockade corners, veneer log siding for gables and interior, log floor joists, log stairs, log railings, log roof members, log headers, posts and supports as well as on-site TECHNICAL ASSISTANCE for the log erection.
What about floor plans?
We have a selection of distinctive designs on our floor plans page. Treat them as a place to start or as the perfect plan. Or, bring us a photo or a sketch on a napkin to provide a starting point so we can help you! All of our log homes are as individual as the people that are going to live in them.
After getting the basics identified, detailed construction blueprints that meet the building codes for your area will be completed for your approval.
How much does a Log home cost?
Log homes cost about the same as any other better quality custom home. Your turnkey price will depend on your selection of doors, windows , kitchen and bath furnishings, floor coverings and fireplace finishes. Each of our packages is custom manufactured to and for your requested and approved plans. The log package cost varies depending on your selection of the log diameter, species of wood and options such as covered porches, railings, log stairs, log roof members or log loft structures, garages and balconies.
Are Log Homes energy efficient?
YES. Modern weather-tight log buildings like ours are efficient. Log walls have been tested by the National Bureau of Standards, US Dept. of Energy, HUD, and the national Modern Energy Code, assisted by the National Association Of Home Builders Log Home Council. The conclusion was "the thermal mass of log walls is an energy conserving feature" and "log homes are as energy efficient as well-insulated frame homes", even though the log walls average R-value was lower than the frame walls. Thermal mass makes a difference.
Thermal mass is a material's capability to absorb, store and slowly release heat (or cold in the summer) over time. Logs, because of their mass, allow heat to be released back into the house each time the outside temperature drops.
Who will build my new home? Can I do it myself?
Many of the homes we've sold have involved the owners doing all or part of the work. With our assistance, an owner/builder with some building background, or a local contractor with little or no previous log experience can successfully build your home with our pre-cut package. Often we can recommend contractors we have worked with in the past.
What if we live in one state and want to build in another state?
DSC Log Homes works with several Builder/Dealers to insure that all of your needs and concerns are handled by qualified personel. All of our dealers have years of sales, building and design experience. This better addresses local requirements and building practices and allows for a comprehesive building site evaluation if you should require.
Our log packages always include on-site TECHNICAL ASSISTANCE, precision milled, pre-cut logs and a proven construction system nationwide. An experienced LOG BUILDER will be there to help your contractor, carpenter or you and your friends stack logs. We are available to answer question, make recommendations, or help with problems in any phase of the construction of your dream home.
